The standard package is £449 and covers everything listed below, with no hidden extras. Anything beyond that — Solar PV, EV charging, a hot tub or a sauna — is a flat £50 each, agreed with you before the visit.

- EICR, up to 10 circuits
- Landlords' annual inspection, where applicable
- PAT inspection and testing, up to 20 appliances
- Smoke alarm and CO alarm inspections
- Electrical safety observations and RCD/RCBO checks
- Appliance register and smoke/CO alarm register
- Legionella risk assessment
- Written findings, digital record and annual reminder
Optional extras — £50 each
Every additional-system check costs the same flat £50, whichever you add. Only include what applies to your property, and confirm it with me before booking.

Scope is confirmed in advance. I don't carry out remedial electrical work arising from the inspection, so there's no repair bill to follow, and no reason to inflate the report.
